The project is located in the Central Area, at the city's nerve center. It occupies a 256 m² lot with an 8.36 m frontage; its depth enabled the organization of the building mass into front and rear blocks, separated by a small courtyard that allows cross-ventilation of the main units. The project’s strategy seeks to revalue and reinterpret the adjacent building, La Mercantil—designed in 1950 by Newton, Larguia, and De la Torre. Based on this, a contemporary architectural language is created, emphasizing verticality as seen in La Mercantil’s metal sunshades. Thus, an outer double-skin façade is formed, defining the building’s urban image and serving both to mitigate east/west solar radiation and to filter privacy between interior and exterior spaces (in a highly dense, high-traffic environment). To reconnect with the exterior, vertical sunshade elements are selectively removed from the façade envelope, generating openings toward the street.
