Promote clear, close, and respectful communication that embraces diverse perspectives. · Your responsibilities will include: · EMERGENCIES: Responding to and resolving emergencies arising in your assigned region during working hours, followed by rotating on-call shifts with the rest of the team for emergencies across all company stores outside working hours, on weekends, and holidays. Ensure compliance with maintenance contracts. This includes: monitoring and supervising contracted maintenance companies, alerting on non-compliance or unsatisfactory maintenance outcomes at retail locations. You must ensure implementation of the mandatory basic maintenance plan outlined in the manual (preventive visits, PAT, air conditioning tuning-up, up-to-date fire extinguishers). Minor Construction Projects (OMEI): Planning and coordination. This includes: managing preliminary project development, feasibility/cost evolution, project execution, correction cycles, and approvals by Retail. Track all works until completion, ensuring proper execution. In all cases, aim to optimize involved resources at minimal cost while complying with brand standards set by Head Office, aligning with guidelines to maximize efficiency in store display and operational space usage. Air Conditioning: Ensure proper functioning of equipment in assigned stores; maintain records of service requests and track resolution status and associated costs. Invoice Receipt, Control, and Processing: Receive invoices, verify CECO (cost center), and confirm task completion before releasing balances. Review monthly maintenance service orders/completion forms to identify observations, omissions, or non-compliance. Verify material usage reports to authorize corresponding payments. Channel communications for the department: Coordinate and communicate monthly maintenance schedules; coordinate and communicate scheduled works; coordinate and communicate service surveys and others. Data Consolidation: Conduct site inspections and satisfaction surveys, complete database entries, convert paper drawings to AutoCAD and AutoCAD files to PDF. Consolidate preventive maintenance reports submitted by maintenance providers to forward them to other relevant departments within the company, e.g., Retail. · We value: Basic knowledge of Safety and Hygiene. Advanced expertise in construction problem-solving (wet and dry construction, all types of roofing, sanitary and electrical installations, carpentry, painting, HVAC, metalwork).
